Maintenance Director

Description:

Ensure that maintenance schedules are followed as outlined for respective shift or area. Develop and maintain written maintenance policies and procedures.

Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs and activities.

Coordinate maintenance services and activities with other related departments (i.e., Dietary, Nursing, Activities, etc.).

Assume the administrative authority, responsibility, and accountability for directing the Maintenance Department.

Assist the Infection Control Coordinator in identifying, evaluating, and classifying routine and job-related maintenance functions to ensure that tasks involving potential exposure to blood/body fluids are properly identified and recorded.

Inspect storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control.

Participate in community surveys (inspections) made by authorized government agencies as necessary or as directed.

Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy of such to the Administrator.

Ensure that services performed by outside vendors are properly completed and supervised in accordance with contracts/work orders.

Meet regularly with maintenance personnel and interdepartmental supervisors to discuss operations, identify problems, and improve services.

Review and assess the competence of maintenance personnel and make necessary adjustments or corrections.

Make daily rounds to ensure maintenance duties are performed and the community's needs are met.

Maintain productive relationships with other department supervisors and coordinate maintenance services to prevent interruptions.

Supervise safety and fire protection programs by inspecting work areas and equipment weekly.

Ensure safety regulations are followed in the use of equipment and supplies at all times.

Ensure all personnel wear and use safety equipment when handling heavy objects or hazardous tasks.

Maintain supplies and equipment to ensure a safe and comfortable environment.

Promptly report equipment or community damage to the Administrator.

Obtain and maintain material safety data sheets (MSDSs) for hazardous chemicals.

Ensure proper labeling and storage of hazardous chemicals.

Train maintenance personnel to recognize hazards and follow protective measures using labels and MSDSs.

Develop and implement infection control policies to maintain a sanitary environment and ensure aseptic techniques.

Ensure personnel involved in tasks with potential exposure to blood, body fluids, or chemicals participate in appropriate training.

Identify safety precautions and equipment in maintenance policies for tasks that could cause injury.

Conduct periodic rounds to check equipment and ensure availability and proper functioning.

Monitor procedures to ensure efficient use of supplies and prevent waste.

Assist in preparing the Maintenance Department's budget and submit for approval.

Maintain financial records and cost reports related to department expenditures.

Conduct weekly inspections to ensure quality control.

Maintain confidentiality of resident care and protected health information.

Be prepared to handle emergencies, such as rescheduling maintenance work.

Ensure proper disposal of medical waste according to community procedures.
